HTA Acquires Medical Bldg. at St. Rose Dominican Hospital

Non-Traded REIT Buys MOB From Rendina for $19.1M

Healthcare Trust of America (HTA), Inc. acquired a 73,300-square-foot medical office building on the San Martin campus of St. Rose Dominican Hospital in Las Vegas.

HTA purchased the three-story San Martin Medical Arts Pavilion multi-tenant medical building at 8285 W. Arby Ave., from Rendina Companies for $19.1 million, or about $260.57 per foot, in a deal that closed escrow Sept. 30. The building, delivered in 2007, was 95% leased at the time of sale with an average remaining lease term of about seven years. Tenants include Catholic Healthcare West and Nevada Cancer Centers. The latter was the first outpatient hematology/medical oncology practice in southern Nevada and is one of the largest in the state.

The MOB is directly connected to St. Rose, a 147-bed acute care hospital that opened in 2006. St. Rose has three hospitals and two women’s care centers in Henderson and Las Vegas.
