Glen Una Investments Acquires Three San Juan Village Bldgs. in 1031 Exchange

Grocery-Anchored Center Sells for $9.6 Million in Sacramento

Glen Una Investments of San Francisco purchased three retail buildings within the San Juan Village shopping center in Sacramento from Westcore Properties for $9.58 million, or about $150 per square foot.

The properties, located at 3171 and 3291 Truxel Rd., total 64,991 square feet and are anchored by a 45,528-square-foot Food Maxx, according to CoStar information. The transaction involved a 1031 exchange for both parties and the properties were 83% occupied at the time of sale.

Stuart Wright, Matt Post and Scott Carruth of CBRE represented Westcore Properties in the deal, while the buyer brokered the deal in-house.
