GLL Real Estate Partners Inc., an institutional real estate investment advisor headquartered in Munich, Germany, acquired a 10-story trophy
office building in Washington, DC, from Seaton Benkowski & Partners for $121.4 million or $681 per square foot. The buyer also assumed an existing loan on the property.
Delivered in 2006, Carroll Square totals 178,203 square feet at 975 F St. NW. Akridge was SBP’s partner in the development, leasing and management of property. The office building is fully occupied with tenants like Seyfarth Shaw, Holland & Hart and Fitzpatrick, Cella, Harper & Scinto. Le Pain Quotidien, Leica Camera and Coco Sala lease the
retail space. The property is encumbered by a ground lease with the Archdiocese of Washington, D.C. through 2102.
