Frazer Capital Sells 41 Winter St. in Downtown Boston for $24.8 Million

Gazit Horizons Adds Office/Retail Bldg. to Portfolio

After wrapping up a complete renovation of the property, Frazer Capital has sold the 28,690-square-foot, eight-story office and retail building at 41 Winter St. in downtown Boston for $24.8 million, or about $864 per square foot.

The buyer is Gazit Horizons, a subsidiary of Israel-based shopping center and mixed-use owner, operator and developer Gazit-Globe (NYSE: TSX; TASE: GZT) that recently disclosed plans to open a new office in Boston.

The company's latest investment is 100 percent leased with New Jersey-based travel and cruise company Liberty Travel serving as its anchor tenant.

Frazer Capital paid $12 million in January 2016 for the asset, which is located adjacent to the MBTA Downtown Crossing and Park St. stations in Boston's Downtown Crossing district.

Robert Griffin, Edward Maher, Geoffrey Millerd, Matthew Pullen, Justin Smith, Paul Penman and Christopher Peterson of Newmark Knight Frank Capital Markets represented the seller in negotiations.
