Financing Comes Through for First Phase of DFW Commerce Center

Copeland Commercial's Irving Industrial Complex to Total 2.8 Million SF at Full Development
February 15, 2018
Dallas-based industrial development platform Copeland Commercial has secured $40 million in joint venture equity for the first phase of a new 2.8 million-square-foot industrial park to be developed within Dallas/Fort International Airport in Irving, TX.

Phase I of the four-building DFW Commerce Center will consist of a one million-square-foot cross-dock distribution and warehouse complex tailored for light to heavy distribution. Features will include 40-foot clear heights, 184 dock doors and overflow parking to accommodate e-commerce users.

The first phase will be developed on a 57.83-acre parcel at the intersection of W. Walnut Hill Lane and E. Airfield Dr. The site, which is subject to a 40-year ground lease, sits equidistant between the BNSF and UP intermodal facilities and one mile west of Texas 161, which connects drivers to I-635 and Hwys. 360 and 115.

Joe B. Thornton, Jr., Adam Herrin and Stephen Bailey of HFF arranged the joint venture equity on behalf of Copeland Commercial.
