FactSet Signs 173,000-SF Lease in The Towers

When Tenant Relocates in Q4 2019, 45 Glover Will Reach Full Occupancy

FactSet, a CT-based financial data company, has signed a lease for 173,164 square feet at The Towers office building at 45 Glover Ave. in Norwalk, CT.

The company will relocate its global headquarters from its current location at the Merritt 7 Office Complex in Norwalk in a move that is expected to occur in the last quarter of 2019. The move will bring 45 Glover to full occupancy.

"45 Glover promises to be a fantastic place for us to serve our clients and the broader FactSet team," said Phil Snow, CEO of FactSet. "The new facility will bring together our Norwalk-based employees in one building and provide a positive, collaborative environment for us to continue to deliver on our mission and build on our almost 40 years of success."

Built in 2001 by developer Hewitt Associates LLC and Perkins Eastman Architects, the eight-story, 278,563-square-foot, 4-Star office building sits on 6.6 acres in the Norwalk submarket of Fairfield County, within the three-building Towers at Merritt River office campus that also includes the 801 and 901 Main Ave. properties. 45 Glover features steel construction, abundant surface and covered parking at 4.4:1, a courtyard, and an Energy Star label for its operating efficiency. Rounding out the rent roll at The Towers is Bridgewater Associates and Xerox.

Tim Rorick and Torey Walsh of Newmark Knight Frank represented the landlord, Building & Land Technology (BLT). Joseph Cabrera and Michael Gordon of Colliers International represented the tenant in lease negotiations.

Adjacent to the Towers campus, BLT is constructing a mixed-use development that will feature more than 1,000 residential units, biking trails and substantial new infrastructure. The Towers at Merritt River is also in close proximity to a vibrant Norwalk retail corridor with numerous stores, hotels and dining options.

"We believe that the commercial, residential, and retail offerings here will all feed off each other creating a true live/work/play environment for Norwalk," added Leslie Whatley, executive vice president of BLT.
