Entrada Partners Snaps Up 500,000-SF Office/Industrial Portfolio in DFW MSA

Los Angeles Outfit Adds 18 Properties to Holdings

Entrada Partners, a real estate investment firm launched in 2005 in Los Angeles, finalized a deal with Elliott Management Corp. out of New York City to acquire a 508,840-square-foot portfolio comprised of office, flex and industrial space in the Dallas-Fort Worth market. Terms of the deal were not disclosed.

Completed between 1983 and 1987, the office portion of the portfolio consists of Counterpoint at Las Colinas at 8101 and 8113 Ridgepoint Dr. and Sterling Tech Center at 7801, 7803 and 7805 Mesquite Bend Dr. in Irving; Dallas Tech Center at 10005, 10015, 10025 and 10105 W. Technology Blvd. and Westwood Business Park III at 1805 Royal Ln. in Dallas; International Corporate Park II at 401, 403, 405, 407 and 409 International Blvd. in Richardson; and Valwood XII at 13701 Hutton Dr. in Farmers Branch.

The sole industrial property in the portfolio is International Corporate Park III located at 900 Alpha Dr. and 500 Industrial Dr. in Richardson.

De'On Collins of HFF's debt placement team arranged a three-year, floating-rate, non-recourse loan - with two one-year extension options - with Bank of America Merrill Lynch. Entrada Partners used a portion of the proceeds for the acquisition and will use the remainder to fund future value-add initiatives.
