Emerald Equity Group Sells Four Bronx Apartment Complexes for $24.7 Million

Private Investor Snaps Up 124-Unit Portfolio

Investment firm Emerald Equity Group sold four apartment buildings in the Bronx to a private investor for $24.65 million, or about $194,000 per unit.

The Manhattan-based investor originally acquired the four properties in part of a 37-building transaction in March 2016, according to CoStar data.

The four properties in the sale include two 25-unit properties located off of Park Avenue, a 45-unit complex at 769 Bryant Ave., and a 30-unit building at 495 E. 118th St.

In total, the four properties total 124 residential units and five commercial-use units, all of which were fully leased at the time of the sale. All four properties were built between 1912 and 1926.

Steven Vegh of Westwood Realty Associates represented the seller in the deal. Daniel Pollak of ZP Realty Capital represented the buyer.
