Ellis, Intercontinental Begin Construction on New Broadway Office Tower, The Key at 12th

18-Story High-Rise Going Vertical on Former Site of Historic Key System Building

San Francisco-based Ellis Partners and Boston-based Intercontinental Real Estate Corp. have started construction on The Key at 12th, the venture's 334,000-square-foot office tower being developed at 1100 Broadway in downtown Oakland.

Located adjacent to Oakland's 12th Street BART station and across from Oakland Tower, The Key at 12th will combine the historic Key System building with the new 18-story, Class A office building. University of California System Administration Central Office (UCOP) has already signed on to anchor the project, agreeing to a 107,896-square-foot last year, according to CoStar information. Roughly 165,000 square feet on lower level office space has been taken, with 154,000 square feet still available on the top eight floors.

The Gensler-designed office tower will provide two rooftop decks, floor-to-ceiling glass, nearly 11,000 square feet of ground floor retail space, private locker room and showers for building tenants, and a 145-space parking garage. Delivery is expected in late 2019.

Ellis Partners and Intercontinental teamed up in early 2017 to purchase the half-acre site previously home to the historic Key System building, a vacant mid-rise building constructed in 1911 to house the headquarters of Key System Railway.
