American Showa to Utilize New Build-to-Suit Center for Warehousing, Light Assembly and Distribution
Duke Realty's Columbus office is set to begin construction this month on a 304,560-square-foot, build-to-suit industrial facility for automobile parts manufacturer and distributor American Showa in the master-planned Rickenbacker Global Logistics Park in Groveport, OH.
American Showa's new facility is being constructed on a 27-acre site in the Intermodal North Campus of the Park, adjacent to Rickenbacker Pky., a loaded-to-capacity zone, and near the Norfolk Southern Intermodal Terminal and Rickenbacker International Airport.
The complex will feature a 32' clear height, 30 dock doors with levelers, bumpers, seals and lights, two 14' by 14' drive-in doors, 54' x 50' bay spacing, and staging for 36 trailers and a 135' court. The site can accommodate an additional 126,900 square feet of industrial space
and 42 spaces.
The transit-oriented Rickenbacker Global Logistics Park is being developed by a joint venture comprised of Capitol Square and Columbus Regional Airport Authority with convenient access points to I-270, I-71, I-70, Hwy. 23 and Hwy. 33. The location will allow American Showa to reach more than 50% of U.S. and Canadian markets within a one-day truck drive, in addition to rail and air options. The loaded-to-capacity zoning allows for companies with a certain intermodal hauling permit to operate overweight vehicles or move overweight loads within the Park.
"American Showa was looking for a site for its new distribution facility with superior transportation options," said Ron Reynolds, general manager of trade compliance and logistics for American Showa. "Rickenbacker Global Logistics Park not only provides us with immediate access to multiple modes of transportation, it also is a designated Free-Trade Zone which offers us potential advantages when it comes to customs entry procedures and import duties."
Construction of the new industrial facility is expected to wrap up early next year.
