Dream Hotel Group Bets Big on Buckhead

New York Company Plans Large Mixed-Use Property for First Atlanta Location

A New York hospitality firm hopes Atlantans will be living the Dream come 2021.

Dream Hotel Group announced Wednesday that it will develop a dual-tower mixed-use project at 3261 Roswell Road that will include 200 keys, a spa, 90 private residences and 80,000 square feet of office and retail space. The hotel is expected to open in 2021.

The Dream Atlanta Hotel will be Dream Hotel's first property in the city. It currently operates hotels in New York, Miami Beach, Hollywood and in Bangkok and Phuket in Thailand. Dream Nashville Printer's Alley, a 169-key hotel, is under construction.

Designed by Cooper Carry Architects of Atlanta, The Dream Atlanta will comprise two connected towers, including one that will sport a 17,000-square-foot rooftop pool bar and lounge.

Dream will be the second new luxury hotel company to enter the Buckhead market in the past year. In November, Indianapolis' Simon Property Group announced plans to develop a 150-key Nobu Hotel and restaurant at Phipps Plaza. Simon will raze the Belk department store location later this summer to make way for the new hotel, which will be part of a mixed-use section that includes an office tower, a Life Time gym and a co-working location.

Dream Hotel Group is partnering with longtime Buckhead commercial real estate firm Cartel Properties, founded by real estate developer and restaurateur George Rohrig. Cartel owns the Big Ketch Shopping Center site where the hotel will rise.

"We found a great partner in Cartel Properties, a company that plays an important role in Atlanta's history and transformation story," Dream Hotel Chief Executive Officer Jay Stein said in a statement. "Cartel Properties had made a big impact on revitalizing areas of Atlanta into vibrant neighborhoods, including Buckhead, a prosperous community that's known as a premier entertainment district."

In addition to its activity in Buckhead, Cartel Properties was on the forefront of the revitalization of Midtown Atlanta, starting at Piedmont Avenue and 10th Street and then adding its 805 Peachtree Lofts project. In West Midtown, the company redeveloped several older properties and assembled large tracts along Howell Mill Road.

Cartel's John Frasier said his company and Dream Hotel Group are committed to creating a lasting asset in Buckhead. "We have great synergy working together and look forward to bringing such an exciting development to Buckhead, a neighborhood currently undergoing a renaissance of its own," Frasier said. "Dream Atlanta, Buckhead will be a community and cultural hub unique to the city for guests and locals alike."
