Cooper Tire Building its Largest Distribution Center at Panattoni’s Gateway Global Logistics Center

Panattoni/Mohr Developing 1M-SF Warehouse Build-to-Suit Facility

Panattoni Development Co. has commenced work on on a build-to-suit warehouse pre-leased to Cooper Tire in the 1,600-acre, master-planned Gateway Global Logistics Center (GGLC) in Byhalia, MS.

The 1.02 million-square-foot warehouse will be Cooper's largest distribution center and is expected to be completed by the fourth quarter of 2018. The 'mixing' facility, which will support the tire company's regional distribution centers, can be expanded by an additional 400,000 square feet.

Dallas-based Mohr Capital is co-developing the Cooper Tire facility with Panattoni Development. An affiliate of Gramercy Property Trust acquired the site and will fund the development and own the facility after completion.

After Cooper Tire inked its deal, Panattoni commenced construction on a speculative 554,000-square-foot, cross-dock facility in the Memphis industrial park, its fifth spec building and seventh overall in the GGLC. Panattoni said an adjacent building pad for a sixth spec building is also available. The industrial park offers direct access to the 570-acre Norfolk Southern Rossville Intermodal Terminal.

The Cooper Tire warehouse and Panattoni's new spec building bring total development activity at the GGLC to six million square feet in the past three and a half years, with Volvo, Post Consumer Brands, TBC Corp., McCormick and Niagara Bottling all locating facilities in the project, according to Panattoni Regional Partner Whitfield Hamilton.

"The Cooper Tire and speculative building projects begin the fourth phase of development at GGLC, adjacent to the newly opened Highway 72 flyover, with additional building pads, sitework, and infrastructure in place for the next 4.5 million square feet of development beyond these current buildings," Hamilton added.

Jim Mercer of CBRE represented Panattoni in the deal, while Cooper Tire was represented by Preston Thomas of Colliers International and Gary Horn of Mohr Capital. Alston Construction, Inc. is serving as general contractor for the project, which was designed by Pickering Firm, Inc.
