City of Spring Hill Invests $8.1M for Vacant 355,000-SF Office Bldg.

Northfield Workforce Development & Conference Center Sold in Spring Hill
January 17, 2018
The City of Spring Hill purchased the 355,000-square-foot office building in Spring Hill, TN from South Central Tennessee Workforce Alliance for $8.12 million, or approximately $23 per square foot.

The property delivered in 1989 at 5000 Northfield Ln. and was previously occupied by Saturn Corp. The two-story office bldg. was vacant at the time of sale, and leasing efforts will be exclusively handled by Northfield Workforce Development.

The purchase will save the City of Spring Hill money by housing proposed capital projects at the Northfield building. After renovations, the Spring Hill Public Library will expand from 17,000 square feet to 41,000 square feet, and $9 million will be allocated to build a new police headquarters on a lot adjacent to city hall.

Previous to the acquisition, City Administrator of Spring Hill Victor Lay, said, “Northfield can be purchased for less than half the combined $18 million cost of constructing new library and police buildings, and we will be getting five times the space at Northfield as we would from those two projects.”

Tee Patterson and Jeffrey Thomas of Chas. Hawkins Company represented the seller.
