Cawley Bringing New Spec Office Building to Plano's Legacy Market

200,000-SF HQ53 Project Slated to Deliver in Early 2020

A Dallas-based developer with a propensity to develop along the Dallas North Tollway corridor is getting started on his latest North Texas project.

Bill Cawley and his team at Cawley Partners plan to soon begin construction on a five-story, 200,000-square-foot office building at the northeast corner of Headquarters Dr. and Dominion Pky. in Plano, TX.

The office building, named HQ53, is being shopped around to would-be tenants seeking efficient floorplates and employee-luring amenities.

Cawley, CEO of Cawley Partners, said the design reflects feedback from the firm's longstanding tenants in other buildings.

"This building's features are designed to evoke creativity within the workplace," Cawley said, in a statement. "We're providing a new building standard with exposed, wood-slated ceilings and polished concrete flooring."

Other amenities include a conference center, a ground-floor patio lounge for tenants, a cafe and a fitness center.

Dallas-based BOKA Powell, an architect with a history of working with Cawley and other developers in Plano, is overseeing the project.

The new speculative office building is slated for completion in the first quarter of 2020.

Cawley isn't the only North Texas developer starting a new spec project in the region as investors continue to place bets on the future office market in Dallas-Fort Worth.
