Capstone Equities Pays $18M for 321 Bldg

TIC Group Sells 55,000-SF Los Angeles Office

Capstone Equities, a national owner and developer, acquired the 321 Bldg office building at 321 E. 2nd St. in Los Angeles, CA from a tenant-in-common group for $18 million, or about $328 per square foot.

The 10-story building totals 54,827 square feet and sits on a quarter-acre lot in the Greater Downtown submarket of Los Angeles County. The building was constructed in 1963, renovated in 1992, and today is fully leased to Federal Public Defender.

John Anthony, Chris Steck and Chris Giordano with Charles Dunn Company, Inc. Brokerage Services in Los Angeles represented the seller. Janet Neman, also of Charles Dunn Co., represented the buyer.
