Capital Gateway has received LEED Platinum certification from the USGBC for Existing Buildings: Operations & Maintenance.
Located at 6700 Rockledge Dr. in Bethesda, MD, the 306,658-square-foot, five-story commercial
office building becomes only the third in the state of Maryland to achieve Platinum certification. In addition, the building has an Energy Star score of 93, and earned 83 out of 110 points under LEED-EB, the highest in all Maryland buildings.
The team implemented a building exterior and landscape management program to help sustain the local environment and ecosystem, as well as a tenant awareness program to encourage tenants to engage in sustainable practices at work and at home. Additional green features of the property include:
Retrofit of lighting and indoor plumbing fixtures to reduce electric and water consumption
Installation of high-efficiency air filters in all HVAC equipment
Waste stream audit to identify opportunities to reduce waste and increase recycling to more than 50 percent
Re-commissioning of all building mechanical systems.
As a result of the certification, the property earned a sizable tax credit from Montgomery County. The building is owned by TIAA-CREF with leasing and property management provided by Transwestern.
