BMCC Expands into 78,000 SF, Cementing Anchor Status at Jack Resnick & Sons' 255 Greenwich Street

Community College Grows Footprint to 245,000 SF With New 17-Year Deal

The Borough of Manhattan Community College (BMCC), home to one of the largest associate’s degree programs in the City University of New York (CUNY) system, is getting some additional space.

The school has signed a new 17-year lease deal for 77,882 square feet at the 14-story, 640,000-square-foot, 4-Star office tower at 255 Greenwich St. in New York City.

BMCC already houses one of its three campus sites, all of which are based in Lower Manhattan, at the tower in an existing 167,059-square-foot space.

Emery Roth & Sons designed the steel office tower for Jack Resnick & Sons Inc., which built it in 1986. Until 2012, the property was known as 75 Park Place, and the building is Wired Score certified Platinum for its connectivity.

Last year, the landlord refinished the main lobby of the building in glass and granite, added a security desk and renovated the building’s elevators. Asking rents at the building were $60 per square foot.

With a total 244,941 square feet, BMCC now occupies about 40 percent of the building.

Approximately 27,000 students are enrolled in 45 associate degrees programs offered at BMCC. The school's location at 255 Greenwich Street has a private entrance at 70 Murray Street and houses its student welcome center. BMCC owns neighboring Fitterman Hall, located at 235 Greenwich St., which it demolished in 2009 and rebuilt in 2012. BMCC’s main base is at 199 Chambers St.

Calling BMCC "one of Lower Manhattan’s most dynamic institutions," Jack Resnick & Sons President Jonathan Resnick said his company was thrilled to expand its partnership with the school and "pleased to assist them in creating a vibrant learning community."

BMCC has been a tenant at the property since 2003. Other educational tenants at the property include Cornell University’s Weill School of Medicine and The Icahn School of Medicine at Mt. Sinai. The city of New York maintains 207,812 square feet at the property, which Jack Resnick & Sons says is for its Office of Management and Budget. At the tower’s base sits Target’s first small-concept store in Manhattan.
