Another Big Industrial Lease Signed in Medley

Seafood Supplier Takes 106,000 SF at Airport North Logistics Park

Airport North Logistics Park in Medley, FL is filling up fast.

Marine Harvest USA has signed a lease for 106,000 square feet at the park, located east of NW 87th Avenue and NW 80th Street. in the Miami Airport North Industrial submarket.

The seafood supplier will more than double its space when it relocates from 8550 NW 17th St. in Doral.

The first phase of Airport North consists of four buildings totaling 900,000 square feet. Marine Harvest will occupy all of Building 4, using it as a full-service salmon-processing and distribution plant. It also will have office space for the company’s U.S. operations.

Construction on Building 4 is expected to be complete by the end of the year.

Parent company Marine Harvest ASA of Norway supplies fresh fish to more than 70 markets worldwide. It has locations in South Florida and Dallas.

Colliers International South Florida’s Erin Byers and Steven Wasserman represented Marine Harvest in lease negotiations. Ward Richmond of Colliers International Dallas also worked on the deal. Cushman & Wakefield’s Gian Rodriguez and Wayne Ramoski represented the landlord, L&B Realty.

Byers told CoStar News that Marine Harvest wanted a modest-size, freestanding building.

"The majority of the buildings going up (in the region) are much larger," she said.

Airport North also is close to Miami International Airport and near Doral. The company didn't want to move too far and potentially lose existing employees, Byers said.

It's unclear how many workers the company employs in South Florida, but the firm will be adding about 100 jobs in the move, she added.

Building 2 at Airport North (pictured, above) has the lone remaining vacancy in the first phase. Building 1 is fully leased to Neutralogistics and Eco Windows. Nestlé Waters North America recently signed a lease for all of Building 3.

Medley, in northwestern Miami-Dade County, is one the top industrial submarkets in South Florida. It led the Tri-County area with 1.8 million square feet in deliveries over the past year, according to data compiled by CoStar Market Analytics. The town also was among the most active markets in the region with 556,090 square feet under construction.
