909 Walnut Tower Up for Grabs in Kansas City

Simbol Commercial Taps IPA to Market 34-Story, Gothic Revival-Style Apt. Bldg.

Simbol Commercial, a Dallas-based private investor, has tapped Institutional Property Advisors (IPA), a division of Marcus & Millichap, to market the 152-unit 909 Walnut apartment tower in Kansas City, MO. The 34-story property has an asking price of $49 million, or approximately $322,000 per unit.

Constructed in 1931 at 909 Walnut St. as the Fidelity National Bank Building, Simbol Commercial restored and repurposed the property in 2005 to feature condominium-style apartments on the top 30 floors. The first four floors were converted to single-tenant office space, which currently serves as EPR Properties’ headquarters.

909 Walnut was designed by Hoit, Price & Barnes. An adjacent seven-story parking garage that has an award-winning rooftop garden is also included in the asking price.

Daniel Burkons, Michael Barron, Joshua Wintermute and Max Helgeson of IPA are representing the seller, which acquired 909 Walnut in 2000.
