6 Million Square Feet on 600 Acres

Rockside Vista: Ohio's Largest Mutit-Use Development Breaks Ground
May 25, 2001
On May 18, Boyas Excavating Inc. celebrated the ground breaking of Rockside Vista, Ohio's largest planned commercial development. The 600-acre site is located on quarry land once considered unbuildable because of deep ravines and steep hillsides. The site spans 400 acres in Valley View and 200 acres in Garfield Heights near the I-480 and I-77 interchange. Boyas, a demolition and excavating contractor, will develop the land into more than 6 million square feet of office, retail, hotel, convention and light industrial space. Upon completion, Rockside Vista will feature 2.1 million square feet of Class-A office space and 1.6 million square feet of light industrial space, along with 930,000 square feet of flex space. The current Rockside landfills will be closed and converted into 135 acres of parkland or green space. Construction of this project is expected to cost over $1 billion and will be completed in phases over 10 years. Boyas selected FirstEnergy Services to provide energy and energy related services to Rockside. Boyas and FirstEnergy will utilize new energy innovations to reduce total costs and increase overall energy efficiency. As a result of the Rockside development, nearby Transportation Blvd. will be extended to help relieve anticipated traffic congestion. Lea Boyas Morabito, vice president at Boyas Excavating, will be handling the leasing for Rockside Vista.
