3400 @ CityLine Set to Break Ground This Month

310,000-SF Spec Office Project to Deliver Adjacent to CityLine Campus in Mid-2017

A joint venture comprised of Transwestern Development Co., UBS Asset Management and Malouf Interests will break ground later this month on a 310,000-square-foot office project to be developed next to KDC Real Estate Development's 183-acre CityLine campus in Richardson, TX.

Dubbed 3400 @ CityLine, the speculative project is scheduled to deliver in mid-2017 near the Dallas Area Rapid Transit (DART) George Bush station adjacent to Hwy. 75 and the George Bush Tollway at 3400 N. Central Expy.

Designed by BOKA Powell, the five-story building will feature floor-to-ceiling glass, 10-foot finished ceilings and a multilevel parking garage. Prospective tenants will also have on-site access to a deli and lounge area, fitness center and a 40,000-square-foot exterior courtyard.

"This project’s proximity to the CityLine restaurants and amenity base, DART, excellent visibility and convenient access make it unique in this market," said Transwestern Development Co. Managing Director Reid Caldwell. "The building will feature first-class common area finishes, superior planning efficiency and a high parking ratio to meet the varied demands of today’s corporate users."

A consortium comprised of Amegy Bank N.A., American National Bank of Texas and Commerce Bank, a Missouri bank and trust company, is providing construction financing for the project.

Duane Henley and Nathan Durham of Transwestern handle leasing for the project. Rounding out the development team are structural consultant Cardno Haynes Whaley; mechanical, electrical and plumbing engineer DBR; civil engineer Haff & Associates; and landscape architect Pacheco Koch.
