363 North Belt's transformation from an 80's-era
office building to LEED Gold took three years and some major changes.
The 20-story, 384,346-square-foot office tower, complete with atrium and glass elevators, received LEED Gold certification by the USGBC, representing a "workplace efficiency, operating cost reductions and a commitment to quality that today's class A tenants require," said Bob Cromwell, managing director at Moody Ramblin Interests, which handles leasing and management for the building owner.
The property is located on the North Sam Houston Parkway East at Imperial Drive, near Bush Intercontinental Airport and the Hardy Toll Road. The building features a covered walkway to a seven-level, 1,800-car garage, a brand-new on-site fitness center, deli, conferencing facilities and on-site management. The building also earned EPA's Energy Star label for operating efficiency every year since 2003.
A new roof, new chillers, new water and energy metering, and a complete overhaul of maintenance and landscaping procedures are just a few of the changes made to receive the coveted LEED Gold certification.
