Google Search Leads to 10 10th St.
Google, the Internet search/advertising firm whose name now serves as a verb, has leased about 25,000 square feet at 10 10th St., formerly known as Millennium Midtown.
Clark Gore, vice chairman of Holder Properties, represented ownership in the transaction, while Harry Joseph of Galaxy Partners represented Google. Holder recently sold the property to America’s Capital Partners, but the Holder leasing team wrapped up a handful of deals in the pipeline before turning over leasing responsibilities at 10 10th to Lisa Dunavin at Cushman & Wakefield. Gore declined to comment.
Cox Enterprises Gets Equitable Treatment
Cox Enterprises has leased about 20,000 square feet at The Equitable Building, downtown’s 604,073-square-foot Peachtree Street landmark.
Brent Woodruff at CB Richard Ellis represented Cox Enterprises, while Phil Deguire with Resource Real Estate Partners represented ownership, a partnership that includes Resource, Lincoln Property Co. and ING.
Citizens Trust Stays Home
Since it’s known as the Citizens Trust Building, it’s only fitting that Citizens Trust Bank has renewed a 27,410-square-foot lease for 10 years at 75 Piedmont downtown. Citizens Trust’s headquarters is located there, and the bank was instrumental in the building’s development in 1969.
Michael Tabb and Dwayne Marshall at Red Rock Global represented ownership, Urban America LP. Cushman & Wakefield represented Citizens Trust Bank.
Iron Mountain Renews with M.D. Hodges
Iron Mountain Information Management has renewed for 294,052 square feet at M.D. Hodges’ 750, 680 and 660 Distribution Drive properties in the Fulton Industrial submarket. The 15-year deal includes an expansion for 84,119 square feet at 660 Distribution Drive.
Bruce Logue represented M.D. Hodges, an affiliate of ING Clarion Partners, while Chip Craighill at Cushman & Wakefield represented Iron Mountain, a records management company.
Watson and Friends Ask, “What about the Little Guy?”
With the abundance of successful big-box distribution development in Jackson County, Dave Watson, Todd Yates, Chet Koenig and Rick Spiller are asking, “What about the little guy?”
The notable quartet is developing Braselton Business Park, which will include six buildings totaling about 30,000 square feet each located near the Georgia Highway 53 interchange at I-85. The development is targeted for smaller users seeking to lease or own, and the developers hope that late-2005's leasing momentum in the Braselton/Jackson County area will carry over into 2006.
“When we bought it we were nervous, but now we’re an infill location,” Watson said.
Outside of their part-time developer gigs, the four executives hang their full-time hats at Grubb & Ellis, The Alter Group, M.D. Hodges and Wilson, Hull & Neal, respectively.
Hoop Dreams: Choate Builds Stegeman Coliseum Addition
Choate Construction is building a $27.1 million addition to the University of Georgia’s Stegeman Coliseum in Athens. The 133,000-square-foot complex includes practice facilities for the Bulldogs’ basketball and gymnastics teams as well as athletics’ offices and weight rooms. Collins Cooper Carusi is the architect for the project, which is slated for a May 2007 completion.
Hurt Building Sale Closes

Atlanta Property News, an affiliate of Harbor Group International has acquired downtown’s historic Hurt Building, as well as an adjacent 785-space parking deck. Harbor acquired the property from A.R.C., a subsidiary of Atlantic Investment Co., for $40 million. Harbor Group plans to invest more than $500,000 in interior and exterior renovations for the 18-story, 436,340-square-foot office building that was originally built in 1913.
