Property Finance (Nov. 2-8): KeyBank Backing Tech Data Center

Property Finance Deals


DuPont Fabros Technology Inc. closed on a $100 million secured loan with a syndicate of lenders led by KeyBank. The loan has a three-year term with a one-year extension at a floating rate of LIBOR plus 3.5% (4% in the extension period) and includes quarterly principal payments of $500,000. The company's newly constructed data center in Ashburn, VA, which is currently 87.5% leased secures the loan. The loan includes an accordion feature that allows new lenders to join the existing bank syndicate to increase the amount of the loan up to $250 million in the next 18 months. Proceeds from the new loan will be used to fund the projects under development. The company has no debt maturities due until December 2010 assuming it is able to exercise one-year extension options.

Capmark Finance Inc. originated $19.5 million in fixed-rate debt for the acquisition of Stonecrest Apartments, a multifamily property in Birmingham, AL, through its Fannie Mae DUS program. The fixed-rate loan features a seven-year term with a 30-year amortization. Located on 26.5 acres at One Stonecrest Drive, Stonecrest Apartments consists of 315 one-, two- and three-bedroom units. On-site amenities include a clubhouse, pool, tennis court, volleyball court and basketball court. The property is 92% occupied. Senior vice president Warren Higgins of Capmark’s Horsham, PA, office originated the transaction for borrower Rodman Properties. The loan closed in just 30 days from application.

Alliant Capital closed an $8.19 million loan for the refinance of the Reflections at Valley Ranch Apartments. The 212 unit garden-style apartment community in Irving, TX, was built in 1986 is comprised of 13, two-story residential buildings. Alliant’s loan has a 10-year term with a 30-year amortization. Alliant’s Tucson, Arizona office handled this transaction.

Thomas D. Wood and Co. secured $5.8 million in financing for Handy Storage and Discount Mini-Storage. Both properties were financed through StanCorp Mortgage Investors. Brad Cox, vice president, secured financing for Handy Storage of $3 million at a rate of 6.375%. The loan term is 20 years, based on a 25-year amortization, with a loan-to-value of 36%. The 90,886 square-foot self-storage facility was built in 1996 and is located at 350 S. University Drive, Pembroke Pines, FL. Cox also arranged $2.8 million in financing for Discount Mini-Storage at a rate of 6.7%. The loan term is 20 years, based on a 25-year amortization, with a loan-to-value of 70%. The 55,782 square-foot self-storage facility was built in 1986 and 1999, and is at 5002 S. Manhattan Ave. in Tampa.

Alliant Capital LLC funded three multifamily properties for one borrower, Chelan Apartments (Tualatin, OR), Evergreen Estates (Woodburn, OR), and Willamette View (Salem, OR) totaling $9.82 million. Chelan Apartments is a 120-unit apartment community built in 1977. Evergreen Estates has 65 units and was built in 1973. Willamette View has 100 units and was built in 1972. All three deals have 11-year terms with first five years being interest only.
