Duke Maintains Stability With 2 Long-Term Office Deals

Clorox and Qwest Communications signed long-term office deals at Duke Realty’s Brookside Office Park in Alpharetta, GA.
The maker of household cleaning products inked a 30,044-square-foot renewal and 15,022-square-foot office expansion at Brookside II, a five-story, 133,442-square-foot, Class A property at 3655 Brookside Parkway. Ortho-McNeil Pharmaceutical Inc., Daugherty Business Solutions and Bach, Dewberry & Hipes LLC are a few of the tenants that occupy the 96 percent leased building. Brad Metzger with CRESA Partners in Chicago and Tom Tindall at CRESA in Atlanta represented Clorox.
Qwest re-signed for 20,197 square feet at Brookside I, a five-story, 133,390-square-foot building at 3625 Brookside Parkway. The nine-year-old, Energy Star-rated property is nearly 79 percent leased. Harrison Morris of Grubb & Ellis represented the communications firm.
Both buildings were built between 2000 and 2001 in the North Fulton/Forsyth County submarket with an average asking rent per year of about $20 per square foot, according to CoStar Group information.
Wes Hardy, a senior leasing representative at Duke, represented the ownership in both deals.
