HTA To Buy Medical Office From MedStar

Healthcare Trust of America Inc., a health care REIT, agreed to purchase the Smyth Professional Building, in Baltimore, MD, from MedStar Health, a rated not-for-profit health system, for approximately $11.25 million, or about $181 per square foot.

The 26-year-old, 62,000-square-foot medical office property at 5445 - 5601 Loch Raven Blvd. is on Good Samaritan Hospital’s campus in Baltimore City. The building is 98 percent leased with Johns Hopkins University and Good Samaritan, a subsidiary of seller MedStar Health, leading the tenant roster. This is HTA’s first entry into the market.

“In addition to the existing building, HTA will acquire certain development opportunities as part of the transaction,” said Mark D. Engstrom, HTA’s executive vice president of acquisitions.

The buyer was self-represented.
