San Francisco-based private investment group The Swig Co. acquired Mountain Bay Plaza at 444 Castro St. in Mountain View for roughly $66.2 million, or about $399.50 per square foot, with a 6.75% cap rate. The seller, KBS Realty Advisors, purchased the property for $44.4 million, or about $268 per square foot, two years ago.

Built in 1970, Mountain Bay Plaza totals 165,639 square feet on 1.53 acres. The property is comprised of a 12-story office tower and two extension buildings to the west of the tower. The tower is the tallest building in downtown Mountain View. Recent renovations included a new glass and limestone lobby, landscaped plaza area, complete seismic upgrade and new HVAC system. Amenities include key card access, deli, bank, print shop and underground parking.
