    AT&T Renews at AtlanTech Tower

    AT&T has renewed its 110,477-square-foot lease at AtlanTech Tower in Ft. Lauderdale. The telecommunications giant will continue to occupy 25 percent of the building.

    The renewal is the largest lease transaction in the Southeast Florida market this year.

    The 12-story, 413,390-square-foot office building at 6451 N. Federal Highway was constructed in 1973 and renovated in 2001. It is the largest building in Broward County. Additional tenants include CompHealth Group, Alere and the corporate offices of Whole Foods Market.

    Investment and development firm New Boston Fund acquired the property in 2007 for $63 million, according to CoStar information. It was the company's first purchase in the Southeast.

    Alice Lucia and Sandra Anderson with the local office of Jones Lang LaSalle represented the landlord. Rick Widerman of Jones Lang LaSalle's Philadelphia office represented AT&T.


    Wachovia to Remain at One Orlando Centre


    Wachovia Bank signed a five-year extension of its 77,600-square-foot lease at One Orlando Centre. The financial services provider, now a subsidiary of Wells Fargo & Co., renewed two years prior to the expiration date of its current contract.

    Constructed in 1988, the 19-story, 355,000-square-foot office tower at 800 N. Magnolia Ave. is one of downtown Orlando's most distinctive structures. It 89 percent leased to tenants such as Hannover Life Reassurance Co. of America, Turner Construction Co. and HuntonBrady Architects. Asking rents in the building average $30 per square foot.

    Eola Capital, the landlord, and Wachovia used in-house representation in the lease renewal.

    Jim Gray, principal of Eola, called the transaction an "indicator of the market’s positive view of this property."

    Eola purchased the office building in 2007 for $90.6 million, according to CoStar information.


    LG Electronics Extends 409,000-SF Lease Southeast of Chicago

    LG Electronics USA Inc. renewed its 408,966-square-foot lease at 875 Crossroads Parkway, Romeoville, IL. The manufacturer of home appliances and electronics uses the facility as its Midwest distribution center.

    Duke Realty Corp. delivered the 528,218-square-foot warehouse building in 2005 in Park 55. It is about 30 miles southeast of downtown Chicago. Exel Logistics occupies the remainder of space in the facility.

    Jack H. Rosenberg and Frederick L. Regnery with Colliers Bennett & Kahnweiler Inc. (Colliers B&K) represented LG Electronics. Susan Bergdoll represented Duke, in-house.

    "It was important to LG to remain in the facility due to its modern construction and location in the I-55 Corridor," said Regnery. "Recognizing this, Duke Realty worked with them collaboratively to structure a very favorable lease extension in line with current market conditions."


    Law Firm Signs 188,000-SF Renewal in Phoenix

    In the largest office lease in Arizona this year, Snell & Wilmer LLP has renewed for 187,748 square feet at One Arizona Center in downtown Phoenix. The business law firm has been located in the building since 1992.

    The 19-story, 354,480-square-foot office tower at 400 E. Van Buren St. is part of the 16-acre Arizona Center business park. The 1 million-square-foot complex features two Class A office towers, as well as retail space.

    Phil Breidenbach with Colliers International represented the landlord, General Growth Properties. Chuck Nixon with CB Richard Ellis in Phoenix represented the law firm.

    "We evaluated several options, said John Bouma, chairman of Snell & Wilmer. "In the end, a quality environment, amenities for our staff, attractive economics, and General Growth’s responsiveness made renewing our lease an easy decision."




    ABC Supply Co. Inc. leased 111,850 square feet to United Pipe and Steel Corp. at 1200 N. Windsor in Loves Park, IL. The plumbing product distributor signed a seven-year term and will use the new space to expand its presence in the Midwest. The deal was valued at $1.2 million. The 556,86-square-foot building was built in 1962. It is currently 73 percent leased.     APAC Customer Service Inc., a leading provider of customer care services, inked a 10-year lease for the industrial building at 2929 E. Corona Road in Tucson, AZ. The 101,400-square-foot data hosting facility was constructed in 1978 in the Southwest Tucson Airport Industrial submarket. It is part of the Tucson Commerce Center business park.     Alliance Plastics, a converter of stretch film products, signed a seven-year, 106,880-square-foot lease at 2700 Commerce Drive in Rock Hill, SC. The 318,000-square-foot industrial building includes 24 loading docks, delivered in 1973 and was renovated in 1985.     Associated Hygienic Products signed a 56,455-square-foot renewal at 3400 Rivergreen Court in Duluth, GA. The 157,460-square-foot industrial building was built in 1998 in the Duluth/Suwanee/Buford Industrial submarket.     Baxa Corp., a Denver, CO-area medical device maker, will move its office headquarters from Compark Business Campus in Parker to Maroon V in the Meridian Business Park in Englewood next May to expand production operations. In addition, Baxa will consolidate area offices into the new headquarters. The 88,584-square-foot, four-story, office building at 9540 S. Maroon Circle was constructed last year.     Cary Compounds LLC has renewed its lease at 5 Nicholas Court in South Brunswick, NJ. The PVC compound manufacturer will continue to occupy the entire building.     The Ensign Group signed a 10-year, 29,829-square-foot lease for the top floor of 27101 Puerta Real in Mission Viejo, CA. The skilled nursing and assisted living services provider is expanding its space in the building, taking an additional 9,632 square feet.     Falcon Global Distribution, an affiliate of Falcon Global Edge, has expanded its Hayward, CA, distribution facility. The distributor will take an additional 31,000 square feet at 1083 Whipple Road, occupying the entire 120,000-square-foot building. The property was built in 1985 and is part of the Whipple Business Park.     Fred Tebb & Sons, a lumber company, leased the former Architectural Woods location at 1201 E. Puyallup Ave. in Tacoma, WA. The 61,382-square-foot manufacturing building was built in 1983 on 4.08 acres. The Taft and Trillium Trust own the property. Included in the 36-month lease is an option to purchase the facility within 12 months, for a predetermined price.     Guy Carpenter & Co. expanded its lease by an additional 8,000 square feet at Centennial Lakes Park V in Edina, MN, taking a total of 42,000 square feet. The New York-based risk management firm is scheduled to occupy the expanded space in February. The eight-story, 220,048-square-foot office building at 3600 Minnesota Drive was constructed in 1999 in the Centennial Lakes Office Park.     IBM renewed its 43,905-square-foot lease at 17 Skyline Drive in Hawthorne, NY. The computer technology developer signed for another three years. Located in Mid-Westchester Executive Park, the two-story, 85,000-square-foot office building was constructed in 1989. IBM's renewal keeps 7 Skyline Dr. at 100 percent occupancy.     I-many Inc. leased 15,335 square feet at Mellon Bank Center in Philadelphia for seven years. The contract management software company immediately moved into a 7,000-square-foot temporary space, until the build-out is complete. The 54-story, 1.33 million-square-foot office tower at 1735 Market St. is in Penn Center, the heart of Philadelphia’s commercial office core.     L-3 Communications Corp., a supplier of products and services used in aerospace and defense platforms, renewed its lease for 123,442 square feet at 10770 Wateridge Circle in San Diego. The deal is valued at approximately $8.8 million. The two-story, 179,442-square-foot flex building was built in 1990 in the Sorrento Mesa Industrial submarket.     The National Center for Juvenile Justice (NCJJ) renewed its 14,500-square-foot lease at the Rivertech Centre in Pittsburgh. The research center signed for seven years, commencing January 2010. NCJJ originally moved in five years ago. The 48,500-square-foot office building at 3700 S. Water St. was completed in 2002 and is part of the Rivertech Office Works business park. Located in the South Side next to the Steelers' practice field, the Rivertech Centre sits on two and on half acres.     Nicor National signed a long-term lease deal for 65,483 square feet at 1751 Diehl Road in Naperville, IL. The four-story office building makes up one half of the East West Corporate Center, a 227,978-square-foot office campus at the southwest interchange of Interstate 88 (East West Tollway) and Route 59. Following Nicor's occupancy of the entire second floor, the center will be 90.7 percent leased. Nicor is consolidate two local offices into this central location.     Nutmeg Audio Post, a production and post-production company, signed a 19,777-square-foot lease expansion and renewal at 45 West 45th St. in New York.     Omniflight Helicopters Inc. signed a deal totaling 26,882 square feet at 16415 Addison Road in Addison, TX. The air medical services company renewed 16,560 square feet on the fourth floor and leased an additional 10,322 square feet. Addison Tower is a nine-story, 145,886-square-foot office building.     OnTrac leased 50,000 square feet at 274 Wattis Way in South San Francisco. The building was previously used by DHL, and will now be a single-tenant building for OnTrac. The property is just east of the 101, near the South Airport exit. There were no concessions reported in the three-year deal.     Ozburn-Hessey Logistics LLC (OHL) has leased the entire facility at 578 Aldi Blvd. in Lebanon, TN.     Rice & Fingersh has leased the top six floors of One City Centre in St. Louis for 12 years. The law firm is moving 250 lawyers and other staff members to the 111,000-square-foot space in February. The 25-story, 275,216-square-foot office tower at 601 - 629 Locust St. is located in the Central Business District. It is mostly vacant but could soon experience a much-needed turnaround.     The Salvation Army, a nonprofit organization, leased 78,980 square feet of industrial space at the Hempstead Distribution Center in Houston. The 111,197-square-foot, Class B industrial building was built in 1999 and is at 8017 Pinemont Drive. The building features 26 loading docks and a clear height of 24 feet.     The Simons Foundation signed a 61,370-square-foot lease at 160 Fifth Ave. in New York. The organization, which provides funding for math and physics research, will occupy floors six through nine. The 10-story, 158,300-square-foot office building was built in 1892 and renovated in 2009. It is in the Chelsea submarket. The Simons Foundation is relocating from 101 Fifth Ave. in first quarter 2010.     Smiths Detection Inc., a division of Smiths Group that serves the detection, healthcare and specialty engineering markets, has leased Patriots Plaza A in Morristown, NJ.     Drug Companies Cutting Jobs to Stay Afloat


    Johnson & Johnson said Tuesday that it is cutting about 7,000 to 8,000 jobs, or 6 to 7 percent of its 117,000-person global workforce. Eli Lilly is also cutting back on its staff, announcing 191 layoffs at its Lilly Technology Center South in Indianapolis by the end of the year.

    The cuts come as part of a new restructuring effort by both pharmaceutical companies, which are facing generic drug competition.

    For Johnson & Johnson, the new plans consists of a reduction in layers of management and an overall simplification of global operations. The company anticipates pre-tax cost savings of $800 million to $900 million by the end of next year. Those savings should total $1.4 billion to $1.7 billion when the plan is complete in 2011. However, the company also expects to incur a pre-tax restructuring charge of about $1.3 billion in fourth quarter this year.

    "We are announcing a series of actions and plans designed to ensure that our company remains well-positioned and appropriately structured for sustainable, long-term growth in the health care industry," said William C. Weldon, Johnson & Johnson Chairman and CEO.

    Eli Lilly is eliminating a number of sales positions. The cuts are a fraction of a much larger effort by the company to combat generic competition as its best-selling drugs Zyprexa (olanzapine) and Gemzar (gemcitabine) are going off-patent in the next couple years. Eli Lilly said in September that it is planning about 5,500 layoffs, or about 14 percent of its total workforce.

    Additionally, two major pharmaceutical mergers are making similar waves. This week, drugmaker Merck merged with Schering Plough, and last month, Pfizer completed its $68 billion acquisition of Wyeth. Although the newly formed partnerships are an attempt to fortify each company, both are expected to make massive job cuts in the coming months.


    US Airways Laying Off 1,000


    US Airways is slashing about 1,000 positions in the first half of next year. The cuts consist of about 600 airport passenger and ramp service positions, as well as about 200 pilot jobs and 150 flight attendant jobs.

    US Airways Chairman and CEO Doug Park said that the cutbacks are "the right decision" as the company attempts to return to long-term profitability.

    The airline is refocusing its efforts on its hubs in Charlotte, Philadelphia, Phoenix and Washington, DC, as well as its hourly shuttle services between New York's LaGuardia Airport, Boston and Ronald Reagan Washington National Airport. US Airways said that these locations would receive 99 percent of the company's available seat miles by the end of next year, as opposed to about 93 percent today.

    Some of the changes US Airways plans to implement are a reduction of Las Vegas flights, the shutdown of stations in Colorado and Kansas, the suspension of several European destinations and the closure of crew bases in Boston, LaGuardia and Las Vegas.

    Lease Cancellations



    Taylor Bean & Whitaker Mortgage Corp. , once the one of the largest home mortgage lenders in the United States, is rejecting multiple unexpired leases following its August 24th bankruptcy filing. The Ocala, FL-based company ceased operations at its locations in Florida, California and other states after the Federal Housing Administration suspended its authority to issue FHA-insured loans and Ginnie Mae mortgage backed securities. The suspension came after the FBI raided Taylor Bean's headquarters in an investigation of the company's purchase of a majority interest in Colonial Bancorp, which failed in August and has been taken over by BB&T. Taylor Bean employed 2,400 employees at its height; most of which have now been laid off.
