Grove Street Partners will build two new hotels in College Park, GA. The properties, part of a 1 million-square-foot mixed-use development called Gateway Center, will break ground next month.

Grove Street and its investment partners, Fidelity Investments of Boston and Williams Opportunity Fund, will spend $134 million in Phase One of Gateway Center.

The new full-service, 403-room, seven-story Marriott is scheduled to open in August 2010 and the 147-room Spring Hill Suites will delivery by February 2010. Both hotels will be LEED certified and located next to the Georgia International Convention Center.

Smallwood, Reynolds, Stewart, Stewart & Associates designed the Marriott and Bradfield & Gorrie will service as the general contractor.
